Beach Preference

When I meet with buyers who are looking to either relocate or to buy a vacation home on Cape Cod I have two stock questions:

  1. What’s your beach preference: Cape Cod Bay, the Atlantic Ocean or Nantucket Sound? Everyone has a favorite beach, so it’s important for me to know what it is. There’s no point in looking on the Sound side if you really love the Bay side. This preference almost never changes.

  2. Have you previously rented a home on the Cape for a vacation and where? Many times vacationers will try several spots before they settle on one they really like and then they’ll rent in that area for years before buying. So, my advice is to go where you’ve been most happy in the past. Favorite "area" could stretch over a couple of towns, so this is where the search gets a little more challenging for me.

Now, often ideas do change as we begin to search for the right spot, but the basic elements of favorite beach/favorite area tend to remain approximately the same. Cape Cod is a long narrow peninsula and each town has its own distinct character so it’s extremely important for buyers to do their homework before beginning the search for their perfect Cape Cod spot.

The "Soft" Market in Cape Cod

The “soft” real estate market on Cape Cod. How soft is it? Interesting. It turns out that the Cape is doing better on average than the rest of Massachusetts. It certainly isn’t 2003, but we are seeing some nice activity lately.

Three of our four Jack Conway of Cape Cod offices are up significantly through the first six months of 2008, with increases ranging from 49% to 149% over the first six months of 2007.

So, real estate is alive and well and is being bought and sold. I had an excellent first half, really terrific. Have things changed? Of course they have, but well qualified buyers and well informed sellers are still making deals and will continue to do so. Welcome to Cape Cod!

The Cape, actually Barnstable County (the term "Cape Cod" does not even appear on many maps), is 65 miles long from the Canal to Provincetown and consists of fifteen towns, and no, Hyannis is not one of them. Hyannis is a village in the TOWN of Barnstable, not to be confused with the aforementioned Barnstable COUNTY. There are approximately 250,000 year-round residents, but the population more than doubles during the summer months. Tourism is not only our major industry; it is virtually our ONLY industry, accounting for well over 55% of the economy of Barnstable County.

So, when you begin your search for a vacation or retirement home in this beautiful spot you absolutely must deal with a Realtor who is familiar with the entirety of the Cape. I have spent every summer of my life on the Cape, worked here as a kid and moved here full-time eleven years ago. Before entering the real estate profession, Joe spent 30 years in the international insurance market, first with The Aetna, and then with FM Global, retiring as the director of that company’s Special Lines Division.

He spent the next six years working as a self-employed consultant, specializing in small business reorganizations and turnarounds, and fraud-related risk management, primarily on the West Coast. He returned to Cape Cod six years ago and for a time headed up the Hyannis Area Economic Development Corporation as its Executive Director.

Joe has a Bachelor’s Degree from Providence College, an Executive MBA from Columbia University, and is a graduate of the four-week resident AMA Management Course. He is an Army veteran and a 25-year member of the American Legion.

Joe specializes as a buyer’s agent in the luxury housing market on Cape Cod, particularly in the Mid Cape and Lower Cape areas. He is married and lives with his wife Taffy, a professional Nantucket Basket maker, on Nauset Beach in East Orleans.
